Business Reviews:
1. Booked a room with kitchenette for a month stay. There’s washer, microwave and a stove. Reception Jona is courteous and polite. Make up room service once a week is good. Food delivery can be placed near reception office. There’s parking lots too. Only disadvantage is no lift for a 4 storey building. More important is pet friendly. Overall very pleasant stay.
2. I had a lovely stay thanks to the incredibly kind and accommodating staff. While the room itself was simple and functional, the warm hospitality made all the difference. It’s always the people that make a place memorable, and in this case, the staff truly stood out. Thank you for the great service!
3. My family had a great 6-week stay at this service apartment. The housekeeping was consistent and kept the place clean and comfortable. Thank you to Naylin and Tun Yee. Jhonna responded promptly to any queries or requests, making the stay smooth and hassle-free. I would definitely recommend this place if you’re planning any home renovations and need a temporary but comfortable place to stay.

1. We are from the Philippines and we stayed here for almost 2 months. I did not make a mistake in booking this place. We have been looking for a place that feels like home and we found it at LIV Residences. The staff are all kind, friendly, accommodating and quick to respond to all our needs. But most of all the place is very clean. Cleaning staff are all good also. The rooms are very clean and everything you need is provided from kitchen stuff, to room and bathroom essentials. Location is perfect. We will definitely stay at Liv Residences again. It’s our home away from home.
2. Clean, Convenient & Comfortable! Liv Residences exceeded my expectations. The room was spotless, well-equipped, and had a cozy, modern feel. I really appreciated the thoughtful layout and little touches that made the space feel like home. Check-in was fast and hassle-free, and the instructions were super clear. The location is also very convenient—close to MRT stations, food options, and everything I needed during my stay. It’s quiet, private, and perfect for anyone looking for a comfortable stay in Singapore. Would definitely return again and highly recommend to others!
3. A beautifully modern and youthful hotel apartment! The design is sleek and contemporary, making the whole place feel fresh and inviting. Business Reviews:
1. Stayed here for 2 weeks in end-July to early-August with 4 adults and my dog. It was a nice “home” away from home and rooms had sufficient natural daylight and housekeeping was provided once every 2 days but we could request for more supplies when needed. Room was comfortable and as we stayed with my dog, they also peovided us with pet bowl and covered the sofa to prevent accidental staining. Staff were all friendly and always ensured that we were having a good stay whenever they met us. Location is good as it’s just across from Shaw Plaza and a short walk away from the bus stop. You could also walk to Novena MRT station or Velocity if you’d like. We got a connecting two bedroom & one bedroom and could do light cooking during our stay.
2. Overall my stay here has been super good. Location is great. Opposite initial residence is Shaw plaza where you can find almost everything you need. And there is a theatre to watch midnight movies too. Public transport is super convenient. Novena is few stops away. Direct bus to orchard road. Neighborhood is surrounded by different eateries, local, Asian and western cuisines. Local wet market is within walking distance.
3. This has been my go to home in Singapore for a few years now. Convenient location, plenty of eateries and convenience stores close by. A great value serviced apartment.

1. One of the best serviced apartments in Singapore. The location is amazing with all the amenities nearby. It also has a 24/7 store on the ground floor which I found to be super useful. Rooms are spacious and has all the necessary appliances including a full kitchenette.
2. Great place to stay – Staff are amazing. Comfortable, close to public transport – not as central as other hotels – but we used the MRT and Grab and nothing is very far away. Good local food on the street and at the local hawker market. And we had a room with a stunning view.
3. The room was clean, modern, and well-equipped with a comfy bed and kitchenette. Staff were friendly and check-in was smooth. Nice rooftop pool and gym with a view. Great location—quiet but close to food and transport. Would definitely stay again.

Frequently Asked Questions (FAQ)
1. What is the minimum and maximum rental period for a serviced apartment in Novena?
Serviced apartments in Novena are popular because of their flexible stay terms, making them ideal for business travellers, medical visitors, expatriates, and families in transition.
Minimum stay:
Most serviced apartments allow short-term stays starting from 6–7 nights, which is extremely convenient compared to traditional rentals. A few premium properties may require a 14-night minimum, while others maintain a 1-month minimum depending on occupancy levels or room type.
This flexibility is especially useful because standard residential leases in Singapore legally require a minimum stay of 3 months for private properties and 6 months for HDB flats, making serviced apartments one of the few legitimate short-term housing options.
Maximum stay:
There is typically no strict upper limit. Guests can stay for several months to a year or longer, and many properties offer discounted monthly rates for extended or long-term contracts. Some serviced apartments even craft customised corporate rates for long-stay arrangements.
In short, Novena serviced apartments are designed to adapt to your timeline—whether you’re staying for a week or a year.
2. What is the key difference between a serviced apartment and a regular condominium rental?
The main differences come down to flexibility, included services, and convenience.
Serviced Apartments
- Fully furnished: Units come ready with everything from furniture and kitchenware to bedding and toiletries.
- Hotel-style services: Expect regular housekeeping (weekly or multiple times per week), 24/7 concierge or front desk support, maintenance on demand, and sometimes even breakfast options.
- Utilities included: Electricity, water, air conditioning, Wi-Fi, and sometimes cable TV are bundled into the rent with an allowance system.
- Shorter leases: Minimum stays can be as short as a week. Contracts are flexible and can be extended with ease.
- Plug-and-play living: Ideal for temporary stays, relocations, or those who prefer not to manage household logistics.
Regular Condo Rentals
- Long-term leases: Typically require a 1–2-year tenancy agreement with penalties for early termination.
- Tenant-managed costs: You will need to set up and pay for utilities, internet, and regular cleaning on your own.
- Upfront costs: Security deposits (usually 1–2 months’ rent) and stamp duty apply.
- Partial or full furnishing varies: Some units may be minimally furnished, requiring additional purchases.
- More independence: Good for those who prefer long-term stability and full control of living arrangements.
Overall, serviced apartments provide convenience and flexibility, while regular condos offer cost-efficiency for long-term residents.
3. Are utilities (electricity, water, air conditioning) included in the monthly rent?
Yes—most serviced apartments in Novena include utilities as part of the rental package, making budgeting much easier. Typically, you’ll receive a monthly allowance that covers standard usage of:
- Electricity
- Water
- Air-conditioning
- Gas (if applicable)
This allowance is usually generous enough for normal day-to-day living. If your household uses more than the allocated amount—commonly due to heavy air-conditioning usage—you’ll simply be charged for the excess at the end of the month.
In addition, high-speed Wi-Fi is almost always included for free, and many serviced apartments also provide complimentary access to basic cable TV or smart TV streaming functions.
4. How good is the accessibility to public transport from Novena serviced apartments?
Novena is known as one of Singapore’s most convenient city-fringe districts, and its accessibility is one of the biggest perks of staying in a serviced apartment here.
- MRT: Most apartments are within a 3–15 minute walk to Novena MRT Station (North-South Line), offering direct connections to Orchard, Dhoby Ghaut, Raffles Place, and Marina Bay.
- Bus services: The neighbourhood is serviced by numerous bus routes connecting you quickly to the CBD, central areas, and nearby neighbourhoods like Toa Payoh and Balestier.
- Amenity-rich area: Novena is surrounded by major malls (Velocity, Square 2), hospitals (Tan Tock Seng Hospital, Novena Medical Centre), and supermarkets, meaning everyday convenience is right at your doorstep.
- Taxi/private hire: It’s a short drive to the city centre, with typically low waiting times due to the central location.
If you value easy commuting and accessibility, Novena is one of the best neighbourhoods for serviced apartments.
5. What amenities and facilities are typically provided?
Serviced apartments are designed to make your stay feel like a blend of home comfort and hotel convenience. Some common features include:
In-room Amenities
- Fully equipped kitchenette with fridge, microwave, stovetop or induction cooker, basic cookware, utensils, and dining ware
- Washer/dryer in-unit (or shared laundry facilities)
- Separate living and dining areas for comfort and privacy
- Comfortable bedroom with wardrobe and storage
- High-speed Wi-Fi and smart TV
- Regular housekeeping, including linen changes
Building Facilities
Most Novena serviced apartments offer access to lifestyle amenities such as:
- Swimming pool
- Fully equipped gym
- Outdoor terrace, BBQ pits, or landscaped garden areas
- Lounge or co-working spaces
- 24/7 security and concierge/front desk services
Higher-end serviced apartments may also include:
- On-site restaurants or cafés
- Shuttle bus services
- Children’s play areas
- Meeting rooms or business centres
Overall, serviced apartments aim to offer everything you need for a comfortable, fuss-free stay—whether you’re staying a few weeks or several months.
